The following are the HOUSE RULES for the Avoca Retreat.  We ask that you follow them for the safety and comfort of all our guests.

During Your Stay

Check-in – Any time after 3:00 p.m.  Check-out is by 12:00 p.m.  Modifications to check-in/check-out may be made if requested ahead of time, and if it does not conflict with any other scheduled rentals.

Smoking – No smoking is allowed in the house.  Please smoke outside, but do not throw butts on the ground or on any porches.

Pets - We do not allow pets of any kind on the property for the benefit of the house and your fellow guests.

Heating Utensils – No candles, space heaters, electric blankets or any other potential fire hazard.  Heating tools used for embossing are allowed as long as they are unplugged and stored properly when not in use.

Any problems – An emergency telephone list will be provided for any problems that arise such as plumbing, electrical, gas, etc.

Telephone – There is currently no telephone available at the retreat due to the increase in cell phone usage.  Everyone has cell phones these days.  If someone needs to contact you due to an emergency, they may call 712-310-2110.  This is the phone number of the owner of The Avoca Retreat, Janine Hines and she will relay the message to you in an emergency situation.

Parking – There is a limited number of parking spaces in the back driveway of the house.  Additional parking on the steet is available.  Please do not block the alley or sidewalk when parking.

Before You Leave The Avoca Retreat

Cleaning – Please leave house as you found it, except please strip bedding and bring sheets downstairs to work area.  A housekeeper does come in to clean the bathrooms, mop the floors, etc.

Food – Please do not leave any food in the cabinets, refrigerator or freezer.

Garbage – You do not need to take the garbage out when you leave.

Windows and doors – Close all windows and doors when you leave.  Although Avoca is considered a safe, rural town, it is recommended that you close and lock all windows and doors at night.

Lights – Turn off all lights including lights outside.

Accidents – In the event that something gets broken, please contact us or leave a note so that it can be taken care of for the next guests.

Cancellation Policy: Your deposit is non-refundable, but it can be transferred to another date or guest if we are notified 3 weeks before your weekend date. If your total fee has been paid, and you need to cancel 3 weeks before your arrival date, a refund will be given, minus the $75/per person deposit. If canceling 1-3 weeks before arrival, no refunds will be made, but we can transfer your moneys to another date or another guest, for a $25 fee. No refunds will be made if canceling one week before arrival, for any reason.

Weather Related Issues: Our goal is to have you stay with us, but we also want you to be safe while driving to Avoca. If the National Weather Service does not recommend traveling on your arrival date, we will transfer your fully-paid registration fees to another weekend date.

Disclaimer: If some unforeseen emergency should arise whereby the hostesses are unable to host a weekend, all effort will be made to reschedule. Should that not be possible, your fully paid registration will be refunded.
